A classy homeowner in a posh part of Beverly Hills opens her guest property to an attractive group of strangers. It's obvious that the new residents are looking forward to their surroundings, but for reasons the owners and neighbors would never suspect. The group is a family of vampires who are led by a gorgeous matron hatching a plan to secretly, and erotically, take over the neighborhood.
